Realtor 24 hour access and communication:
This is something we discuss early on. Communication preferences: whether you want to be texted, emailed, or called. As a Realtor, I don't turn off my phone or end work at 5pm. Meaning you can call or text me whenever you guys have a question or need anything. If I am too busy to take you on as my client, I can refer you to someone who will give you the attention you deserve!

The Search:
I go to work in looking for homes that match your specific needs and interests. I have access to listings before they hit the public market. I have resources and tools that I use in order to find the perfect home for my clients. I have many ways to deliver listings to my clients - email, feature sheets, mobile phone apps, and websites. I provide my clients with the option to receive automatic email updates based of your specific search requirements! My favorite ways to search for a home are using a map showing all the available homes in a given area.

Home showings:
When you have selected homes that you want to take a closer look at, I work with the Seller and their Realtor to get you inside their home based on your schedule. I can set up a personalized buyer tour going from house to house on the properties that you have selected. From there, while touring properties, I can point out the best features and any areas of concern I might have. If the showings are not producing the right homes for my buyers, we can custom tailor the search at any time.
Offers:
This is where, I believe, the Realtor provides the most value. Using market knowledge, research and communications with the Seller's Agent, I would help you, the Buyer, present an offer to the Seller. I suggest pricing, and provide market data in order to determine the best price for my Buyers. I make sure the Buyer is aware and has full understanding of all the terms and conditions of the offer. I write up the clauses for the sole protection of the buyer. I use tested and proven negotiation tactics to get you the best deal on your home.
Accepted Offer and On Going support:
Once we have an accepted offer, I work with the Buyer to take the necessary steps towards Completion and the big move. Typically home inspections need to be done, strata documents may need to be looked at, and financing needs to be put together. I would be a valuable resource to you during this time. You may also find that you have questions even after the transaction is closed, even years after. I am always available to you!
